In this renovation project of a small apartment in Ruzafa, the fundamental premise for the owners was to achieve spacious and bright areas despite the limited size of the property. Originally, the apartment was excessively compartmentalized and lacked the charm typical of the Ruzafa neighborhood.

The definitive solution arose from a detailed analysis of all the constraints outlined by the owners in their requirements plan. The main axis around which the entire apartment is articulated is the spacious open area found upon entry, consisting of a living-dining-kitchen space that leads to a pleasant interior terrace. For the clients, it was very important to enjoy the brightness of the city and the Mediterranean climate. To achieve this, an impressive floor-to-ceiling folding window was installed, capable of opening completely to connect the interior space with the exterior seamlessly.

The location of the living area determined the final layout of the bedrooms, situated along the building’s main façade. To enhance natural light flow, both spaces were connected with large industrial-style glass doors that added uniqueness and character to the property.

The renovation not only aimed to reorganize the spaces based on the owners’ needs but also to preserve and highlight the original elements of the property, initially hidden behind walls and ceilings. Stunning high ceilings with exposed wooden beams and a brick wall running the length of the apartment emphasized the rustic charm so desired by the clients.

The contrast provided by the selection of modern materials and furniture blends perfectly with the classic style restored throughout the apartment. Highlights include the geometric patterns of the bathroom tiles and their carefully studied placement, a custom-made carpenter’s cabinet that conceals the bathroom entrance while integrating several storage areas, and the installation of exposed black ductwork for air conditioning, adding a New York loft-style touch.
Light and design come together to create an exclusive luxury apartment in L’Eixample, Valencia.
